Coordinating BAS points and sequences before the panel lands
Points lists grow in spreadsheets because they are easy to copy. Sequences live in Word because that is how the mechanical engineer writes. The operable building requires a join: each sentence in the sequence maps to objects with types, units, fail actions, alarm classes, and a hardware origin (terminal, network variable, or meter in another contract). If the join is done at commissioning, the schedule absorbs the missing sensors. Division 25 coordination is that join while paper is still cheap.
How the investigation is actually run
Print the sequence and the points list and draw arrows until every verb has an object. “Maintain” without a sensor is a hole. “Prove” without an end switch is a hole. “Alarm” without a class is a hole. Mark furnished-by for hardware that lives in another division. Electrical meters without a protocol and a register map are decoration until someone owns the object.
Graphics are a lagging indicator: placeholder points mean the join never happened. Trends that cannot be used because a binary was used as analog mean the list was copied from a project that measured something else. Two sequences commanding one damper mean the mechanical engineer and the controls writer never sat together. Sit them together, with the drawing.
Finish with a table the commissioning agent can initial: clause, objects, origin, fail action, owner. If a row cannot be initialled, the panel should not land. Paper is cheaper than a live plant that invents sensors under overtime.
Symptoms
Graphics with placeholder points. Trends that cannot be used because the object was a binary pretending to be analog. A sequence that mentions “flow” and a points list that has only a status. Two sequences commanding the same damper. See 25 versus 23.
Causes
Copy-paste from another project. Vendor object lists accepted as the design. Electrical meters specified without a protocol and a register map. Safety interlocks drawn on one sheet and omitted from the sequence.
Investigation
